Masvingo City is set to begin the development of a new central business district (CBD) in August this year, a move aimed at expanding the city's commercial infrastructure and alleviating congestion in the existing downtown area.

The new CBD will be developed on a 24-hectare stretch of land located between Ndarama High School and Mucheke River. It will also extend from the Benjamin Burombo Government building to Old Railways, southeast of the current city center. The new development will see Masvingo City divided by Mucheke River, a key tributary of Lake Mutirikwi.

This expansion aligns with the city's 20-year master plan, which seeks to transform Masvingo into an industrialized metropolitan hub by 2030. The project is also a response to the growing demand for commercial land, with plans to accommodate shopping malls and a hotel overlooking the newly refurbished Masvingo-Beitbridge highway.

Speaking on the progress of the project, Masvingo Town Clerk Engineer Edward Mukaratirwa confirmed that groundwork for the new CBD will commence in August.

“As for the new CBD, we are now finalizing infrastructure designs for water, sewer, roads, storm-water drainage, and electricity. By August this year, we should be physically on the ground, and the sale of stands is expected to start around that time,” he said.

Engineer Mukaratirwa highlighted that the expansion would help decongest the existing CBD, which is currently struggling with high levels of both human and vehicular traffic. He also expressed confidence that the city's industrialization vision remains achievable, given its access to a reliable water supply from Lake Mutirikwi, Zimbabwe's second-largest inland water body.
