Setting the record straight on Qoki Zindlovukazi Land Projects

I would like to set the record straight on the opinion piece by Solabanye Nqabeni titled The Uphill Battle of Economic Freedom: The Story of Qoki Women of Zimbabwe

I am writing as one of the 500-plus women who invested hard-earned money in Qoki Zindlovukazi Land projects. I invested in one of the projects named by Qoki Zindlovukazi Airport, 5 hectares.

I also have family members who have invested in various and several Qoki Zindlovukazi Land projects.

It really pains me when I see someone downplay the impact of the Qoki Land projects, which in turn is the biggest theft and fraud on my beloved community.

The article by Solabanye Nqabeni is full of half-truths and reads more like a public relations article for and on Behalf of Qoki Zindlovukazi and Sithule Tshuma. The title on the article is misleading, as the writer is clearly writing as an outsider, and one is left to wonder how they coined the headline title ".....the story of Qoki Women in Zimbabwe.."

It is disheartening that the writer opts to use the gender card and portrays those who have raised concerns on fraud, deceit, and forgery as wafflers out to besmirch Sithule Tshuma and Qoki Zindlovukazi.

I will be unequivocal that the only Uphill Battle we have as Women who in invested in Qoki Zindlovukazi Land projects is that of justice, truth, and dignity.

While I acknowledge that the writer alluded to when the land projects first began, investors did feel like some sought of heroines. One cannot take away the fact that at the beginning, Sithule Tshuma presented a well-designed and enticing package. She is a brilliant marketer and also an equally good sweet talker and a deceptive narcissist.

The brilliant marketing made many, and myself alike ignore due diligence and deductive reasoning, and made fertile ground for treachery, fraud, and deception.

The writer chose to present an illusory picture that Sithule Tshuma and Qoki Zindlovukazi are under attack because of patriarchal and misogynistic stereotyping. This is nowhere near the truth. Sithule Tshuma is not under attack because of her gender. It's all because she has been rightly caught out and exposed for her actions by her and her company Qoki Zindlovukazi.

They have been caught out presenting doctored title deeds. They have been caught out inflating selling prices. They have been caught out collecting conveyancing fees on dubious sale price figures. They have been caught out forging seller signatures. Solabanye Nqabeni writes ".....none of the attacks against Qoki Zindlovukazi have revealed any wrongdoing...." I was left wondering from what standing does the writer acts and gets to make such a declaratory statement.

Solabanye Nqabeni the evidence for wrongdoing is there, I will present to you evidence from a project that I directly invested in that is Airport 1, as Women investors we put together US $ 1080000.00 towards the purchase of Rouxdale farm along Nkayi Road, truth and behold the actual sale price was US $ 450 000. Sithule Tshuma and Qoki Zindlovukazi, to suit their deception and fraud, presented doctored title deeds for UD$1,080,000.

The cardinal rule about title deeds, when in doubt about their nature, you simply go to the Registrar of Companies Deeds and Intellectual Property. I have done this and I am in possession of the registrars' report on title deed 427/22. The Registrar's report mentions US$ 450,000 as the value of the property I invested in. Furthermore, the Registrar presented the seller and buyer declarations that say the seller received USD 450,000 and the buyer Qoki Zindlovukazi declared they paid USD 450,000. I have also further visited the master of the High Court, where the seller declared again that they sold for USD 450,000

As far as evidence of wrongdoing by Qoki Zindlovukazi, I will cite another two examples where documentary evidence is available.

The Qoki Butchery project, Qoki Zindlovukazi, through Sithule Tshuma, said Farm Fresh was being sold for USD 400,000 and presented a sale agreement to match that figure and carried seller signatures. The seller, GreenThorn Investments, and their legal representatives, Lyndhurst Boyce and Company, have disputed ever signing a USD 400,000 but that of USD 350 000.

QOKISDALE RANCH in Nyamayendovu Sithule Tshuma and Qoki Zindlovukazi presented a sale agreement of USD 210,000 and title deed 2164 / 2022 with a value of USD 210,000, the seller's lawyers, Moyo And Nyoni Legal Practitioners, have disputed that figure and said they only know an agreement of USD 170,000, and know a conveyancing base sell figure of USD 170,000. Moyo and Nyoni Legal Practitioners have since written to the Law Society of Zimbabwe, where there is a complaint about the lawyer who was working in cahoots with Sithule Tshuma and Qoki Zindlovukazi, one Zibusiso Charles Ncube of Ncube and Partners.

It seems like it's a very difficult pill to swallow for Solabanye Nqabeni that a woman from this region is a crook and a fraudster. It's high time I remind Solabanye that there is Mlondolozi prison that houses female inmates, and Sithule Tshuma and her co-directors deserve to take residence there.

When we, as investors, say the properties are in Sithule's name, it is correctly so, as all our investments in land is under Qoki Zindlovukazi which is under the control of Sithule and her co-directors. No investor is a shareholder.

It is foolhardy that, for all Qoki omissions and enablings, Solabanye has opted to cry wolf and wrongly blame a patriarchal, resistive society.

I am a woman, and in this Qoki Land saga, I choose to be truthful and subjective. We are in this mess because we believed in one of our own. One of our own, whose greed and deception have broken us. One of our own is the cause why many women suffer from chronic depression and insomnia. One of our own who lacked love and Ubuntu. One of our who sees herself as untouchable. One of our own who is on record as saying she was bribing her way.
