New Harare upmarket residential estate to challenge Sandton and Bryanston

WORK has begun on the multimillion-dollar Beverly Hills Golf Estate that is billed to become the most prestigious and expensive residential area in Zimbabwe after Folyjon Crescent in Harare's Glen Lorne and Borrowdale Brooke.
Upgrade of Luna Road, which will be the main thoroughfare to the new property development, has also commenced and is being undertaken by Tarcon Civil Construction.
The Golf Estate, that is a stone's throw from the famed Borrowdale Brooke, is set to rival even the most upmarket residential developments in South Africa.
The development is being managed by internationally renowned Remax Realty Centre.
Mr Rutendo Rutendo, chief executive officer of Remax Realty, said Beverly Hills Golf Estate raises the bar in the property development industry.
"Those that have fully paid for their land will qualify to access mortgage finance to construct their homes. These properties are of a very high value in nature as the stands will sell at US$75 000 to US$100 000, which is a bargain price compared to the Borrowdale Brooke per square metre.
"The architectural designs of the properties that will be built on the estate are something that Zimbabwe has never seen before.
"They are a paradigm shift from what has been known as upmarket in Zimbabwe.
"Beverly Hills Golf Estate redefines luxurious living and upmarket properties in Zimbabwe," said Mr Rutendo.
Bank and co-financial advisors of the multimillion-dollar residential development are CBZ Bank Limited and Interfin Bank while Ernst & Young are the accountants and lead financial advisors.
Architects for the project are world-renowned Nico Van Der Meulen Architects and Francois Marais Architects of South Africa and IK Design Consultants and David Mandishona & Banda Architects of Zimbabwe.
Mr Francois Marais will be in Zimbabwe on Wednesday for the liaison meeting on the project.
Borrowdale Brooke has for a long time been viewed as the resting haven for the country's who-is-who and since its birth there has not been any other upmarket residential development. The quintessential Beverly Hills Golf Estate, once complete, will become the game changer on Zimbabwe's real estate front, it is believed.
Market watchers opine that Zimbabwe has been lagging behind as far as design of residential properties is concerned.
"The kind of properties you would find in Borrowdale Brooke are not different from those one might find in Ruwa or even in some of Harare's medium-density suburbs.
"The designs are all the same and there is no design that really defines the upmarket suburbs from other suburbs.
"One cannot run away from the fact that society is made up of classes and this is also evidenced even in the cars that people drive and quality of life," said a property analyst.
